    Job Description & Qualifications

    Job Summary

    Responsible for ongoing contract review and analysis to ensure cost effectiveness of transactions. Manage real estate payment and data accuracy across multiple systems. Develop and deliver transactional deal analysis and reporting to various groups. Partner with individuals across multiple functions including Real Estate, Accounting, Build-Out, Legal, and Field Leadership to support real estate transactions.


    Major Tasks, Responsibilities and Key Accountabilities 

    • Reviews and interprets lease language to ensure accurate payments and negotiates with providers on issues that need review and correction. Partners with Real Estate Managers, Accounting and Legal to ensure accurate and timely payments and other ongoing facility costs that are consistent with the leases at existing sites.
    • Collects, analyzes, interprets and reports on critical real estate deal data in support of transactions.
    • Provides due diligence in the review process to ensure cost effectiveness of payments to the business. Expedites and ensures the resolution of all process requirements to close transactions.
    • Serves as subject matter expert and responds to all accounting and field inquiries regarding facility-related payments and lease obligations and ensures execution is consistent with executed documents.
    • Oversees key project schedules and processes to facilitate execution. Provides regular status information to all project stakeholders. Interfaces with management on project status and related issues.
    • Collaborates with others in the business to ensure costs are reviewed, monitored, and updated as necessary.
    • Identifies system and process enhancement opportunities, and works with technical resources to implement changes. Ensures timely and accurate data updates, conducting quality control checks and data synchronization between various systems.
    • Assists and/or leads real estate-related projects and initiatives.

    Nature and Scope

    • Demonstrates skill in data analysis techniques by resolving missing/incomplete information, inconsistencies/anomalies in more complex research/data.
    • Nature of work requires increasing independence; receives guidance only on unusual complex problems or issues. Work review typically involves periodic review of output by supervisor and/or direct "customers" of the process.
    • May provide general guidance/direction to or train junior level support personnel or professional personnel.

    Work Environment

    • Most of the time is spent sitting in a comfortable position and there is frequent opportunity to move about. On rare occasions there may be a need to move or lift light articles.
    • Located in a comfortable indoor area. Any unpleasant conditions would be infrequent and not objectionable.
    • Typically requires overnight travel less than 10% of the time.

    Education and Experience

    • Typically requires BS/BA in related discipline. Generally 2-5 years of experience in related field; certification is required in some areas OR MS/MA and generally 2-4 years of experience in related field. Certification is required in some areas.

    • 2-5 years experience in corporate real estate.
    • Experience using enterprise real estate and/or accounting systems required.
    • Strong Excel, reporting, and analytical skills.  Experience with SQL a plus.
    • Understanding of facility budgets and operating expense reconciliations.
